Gain Negotiating Advantage When Buying


Buying a property requires good knowledge of market conditions, personal finances and the ability to judge what a good investment is. Being able to negotiate realistically is equally important when you decide to make an offer. You should be well prepared before you are actually in the position of preparing a formal offer to purchase. 

Market Conditions

Look at the long-range prospects of your borrowing commitment. During a period of low interest rates, you should take into consideration whether or not prices are expected to increase in the future. Consider locking in at a reasonable rate for the opportunity of a significant gain in the future. 



How Much Can You Afford?

Before you go into the market to look for a house, review your current spending and loan commitments. A mortgage lender will use a ration of about 30% of gross income as the amount of mortgage you can carry. If you review your finances beforehand, you will have a good idea of your own capacity. Property tax is an additional cost that must be factored into the equation. 
Once a price range for your prospective home purchase has been settled, the next step may be locking in a mortgage interest rate with a pre-approved mortgage. When you know you are already approved for a mortgage, this will increase your comfort level at the negotiating table. To arrange a pre-approved mortgage, you meet with a lender who will confirm your borrowing capacity, perform the required credit review and make an agreement to honour a particular interest rate for a specified time.

Existing Mortgage

If there is an existing mortgage on a property you are selling, or on the one you are looking at, there is more to consider than the balance outstanding and the interest rate. Be aware of any pre-payment terms. If your mortgage is open, you can repay it at any time without penalty. However, your lender may have "lock-in" clauses. These may include payment of a bonus or the lender's interest revenue loss for the balance of the term should you repay early. Clarify all of this with your lender.

Portability

One very important feature is mortgage portability. That means you can transfer your existing interest rate, loan balance and remaining term to new mortgage without penalty, although there may be some restrictions. TO MAT OR NOT TO MAT YOUR ARTWORK & PHOTOGRAPHS . . .



Have you ever wondered why mats are used in framing artwork and photographs?

Well, they serve several purposes.  One of the main purposes is to protect the piece in which you are framing.   Artwork and photographs over time, and with temperature changes, can stick to the glass if there is no barrier in between the piece and the glass. Glossy photographs are the most likely to stick to glass – matte finish papers usually won’t.


A piece of fine art should be allowed to ‘breathe’ in the frame (expand and contract) and the mat allows for that. The mat serves as a layer of protection so that the image is not in contact with the glass.  Especially if you have an original piece of art (like a pastel) or a photograph that you want to preserve for years to come.  



No Mat vs Mat


Another way that mats are used is to make an image stand out.  When you mat your image it can help by adding depth and dimension to your piece, thus making the eye focus in on the image.  It can also help enhance certain colors in the piece making them pop off the page.  If you would like to add more depth and dimension to your work you can double or even triple mat your piece.  Also, if you have a small image, instead of enlarging it you can put a larger mat on it, making the piece overall a lot bigger.

Most picture framers will have dozens of colors and textures to choose from to help enhance your piece and help you show off your precious piece of artwork and photographs, as well as show off a little of your personality at the same time. 


 

Double Mat



Always choose mats that are acid-free so they will not harm your artwork or photographs and the bevel will not yellow over time.  

So…. to mat or not? Some pieces of art need to be matted; pastels (so the color doesn’t transfer to the glass), needlework, shiny photos, and delicate papers like rice paper. 

It also comes down to budget  – single mat vs triple mat – and personal preference. Same with the width of mats. I love the look of a wide mat on a piece of art… others don’t.

"It does not give them a shock. It is a sensation that they just don’t like. It is kind of like a 
chalkboard to us. It doesn’t hurt us to scratch our nails down a chalkboard, but we sure as heck won’t do it because we cannot stand the feeling of it. So think of their boundary as their chalkboard. Even if I had to turn a dog's collar up onto the highest setting because he was that stubborn, the greatest amount of static in his collar is no more than when you drag your feet across the carpet. But a rate of vibration is added into it creating that sensation that they just don’t like. When we begin the training with your pets, it is on a low rate of vibration only which you and I cannot even feel in our hands.

I always put the collar in the owner's hand so that they can feel what they are feeling. You will look at me and tell me you don’t feel anything. And that is the point. You will watch me teach your dog to learn and understand what and where his boundaries are in a setting that you and I cannot even feel. Eventually, his collar settings will change in order to keep him within his boundaries should he be tempted to leave. But that is not done until he gets to know his boundary and which way to turn at his boundary 100%. We let him make all the mistakes while learning in a setting that we cannot feel. This way, they have a full understanding of their boundary before their settings are put to a containment level designed for each and every dog individually. Their containment settings will be customized based on their breed, size, age, and personality. Perhaps one of your dogs is timid and the other one is the opposite. Then their collars will be set very differently. The training will be done differently as well."
