By now you have likely heard about the buzz regarding The First Time Home Buyer Incentive (FTHBI), which will come into effect on September 2nd, for homes that close no earlier than November 1st. The Government of Canada is offering interest-free loans in the form of a shared equity mortgage to help home buyers obtain a smaller mortgage and keep their monthly payments lower. The program will offer 5% for a first-time buyer's purchase of a resale home and 5% of 10% for a first-time buyer's purchase of a newly constructed home.

The incentive can be repaid at any time without penalty, but it must be repaid after 25 years or if the property is sold, whichever comes first. Repayment is based on the property's fair market value. When the loan is repaid, the government will also get a share of any gains from appreciation of the property. Vice versa, if the property value goes down, the government will shoulder some of the loss.

In order to participate in the FTHBI, buyers must meet two main requirements:

# 1 - Be a first-time home buyer
# 2 - Have an annual income of less than $120,000

Buyers will still need to save their down payment of at least 5 percent and the maximum home price is limited to 4 times the buyers qualifying income. Let's look at an example:

Anita wants to buy a new home for $400,000:

Under the First-Time Home Buyer Incentive, Anita can apply to receive the $40,000 in a shared equity mortgage (10% of the cost of a new home) through the program. This is on top of the minimum required down payment of $20,000 (5% of the purchase price) from her savings. This lowers the amount she needs to borrow, and reduces her monthly expenses. As a result, Anita's mortgage is $228 less a month or $2,736 a year.

Years later, Anita has sold her first hoe for $420,000. At this time, she would have to repay the original incentive she received as a percentage of her home's current value. This would result in Anita repaying 10%, or $42,000 at the time of selling her house. -- www.placetocallhome.ca/fthbi

The program will certainly help some first-time home buyers. But it's important to remember although this is an interest-free loan, it is still a loan that will need to be paid back.

Trusted Saskatoon Realtor Clark Dziadyk Shares Summer Lawn Care And Curb Appeal Tips

Whether you’re buying a house for the first time, the second or the seventh time, it’s still one of the biggest decisions you ever have to make. In order to ensure sheer success, you need Trusted Saskatoon Realtor Clark Dziadyk! Clark will ease your mind by taking the pressure off of you to find your dream home! Be assured Saskatoon Real Estate Agent Clark Dziadyk Clark puts 100% effort into everything he does. Don’t you hate it when the grass is greener at your next door neighbour’s place? This summer you could have the lawn that turns everyone’s eyes green with envy and admiration, but you’ve got to get on it right now! Follow these tips to grow the best lawn.

Summer Lawn Care Increases Your Homes Curb Appeal

1. Inspect The Lawn Regularly

Inspect your lawn and note any spots that need special attention. If you notice brown patches, you
need to act quickly to identify the disease so you can treat it. If the entire lawn is somewhat
flattened from winter weather, call in an aeration service. Those little holes in the lawn will last just
long enough to loosen up the soil and allow better water and nutrient absorption.

2. Rake Your Lawn

Rake any dead spots and reseed using a variety of grass seed to match the rest of your lawn. For
larger areas that may have been damaged by snow plows, for example, you can remove entire
sections and replace with sod. If you notice areas where there has been a lot of soil erosion, mulch
beds are a good way to shore up future runoffs.

3. Fertilize Your Lawn

Apply a slow-release fertilizer to feed the grass over weeks. Pick a day that’s not windy and check to make sure there’s no rain in the immediate forecast to keep the fertilizer where you want it. Dispose of any leftover fertilizer appropriately, as you would household chemicals like paint.

4. Water Your Lawn

Make sure to water deeply, not daily. Deep watering will encourage a healthy root system. Whether you drag the hose out in the morning or have an automatic sprinkler system, set a watering schedule. Your lawn needs an inch to an inch and a half of water a week.

5. Lawnmower Maintenance

Maintenance Keep mower blades sharp and balanced for clean cuts and change the pattern every time you mow so grass blades will stand up straight. Remember to let your grass clippings fall where they may, and remain there. “Grasscycling” returns nutrients to the soil, allowing them to fertilize the lawn. Proper lawn care prevents the most common lawn problems from getting out of control. Keeping the grass at the right length will help keep it healthy and keep weeds at bay.

6. Rake & Weed Your Lawn

When autumn arrives, and the leaves begin to fall, don’t wait for large amounts to pile up. Remove
leaves often, so they don’t get a chance to become wet and sticky. Blankets of wet leaves can
create a fungal problem that will plague your lawn long after the last snow falls.
Set yourself up for another lovely lawn the following spring and summer by doing some weed control now, and an application of fertilizer for nutrients to feed your grass throughout the cold
season.

Keep in mind, if you plan to sell your home, having a nice lawn is crucial. But the homes that show the best have more than just end-to-end grass. The right shade trees will also protect your lawn and keep your house cooler this summer.

Notice summer lawn care doesn’t just cover June through September. By preparing your lawn well in advance of the summer heat, you’ll have a yard that will withstand the stress of summer and thrive through the fall.

Trusted Saskatoon Realtor Marla Janzen Talks About How To Gain Negotiating Advantage When Buying

Marla Janzen is an award-winning Saskatoon Realtor she takes action to sell her client's homes and find them the perfect new place to live while negotiating the best terms and price possible. In the latest news from Marla Janzen, Trusted Saskatoon Realtor® shares a tip about negotiation advantages

Gain Negotiating Advantage When Buying

Buying a property requires good knowledge of market conditions, personal finances and the ability to judge what a good investment is. Being able to negotiate realistically is equally important when you decide to make an offer. You should be well prepared before you are actually in the position of preparing a formal offer to purchase.

Market Conditions

Look at the long-range prospects of your borrowing commitment. During a period of low interest rates, you should take into consideration whether or not prices are expected to increase in the future. Consider locking in at a reasonable rate for the opportunity of a significant gain in the future.

How Much Can You Afford?

Before you go into the market to look for a house, review your current spending and loan commitments. A mortgage lender will use a ration of about 30% of gross income as the amount of mortgage you can carry. If you review your finances beforehand, you will have a good idea of your own capacity. Property tax is an additional cost that must be factored into the equation.
Once a price range for your prospective home purchase has been settled, the next step may be locking in a mortgage interest rate with a pre-approved mortgage. When you know you are already approved for a mortgage, this will increase your comfort level at the negotiating table. To arrange a pre-approved mortgage, you meet with a lender who will confirm your borrowing capacity, perform the required credit review and make an agreement to honour a particular interest rate for a specified time.

Existing Mortgage

If there is an existing mortgage on a property you are selling, or on the one you are looking at, there is more to consider than the balance outstanding and the interest rate. Be aware of any pre-payment terms. If your mortgage is open, you can repay it at any time without penalty. However, your lender may have "lock-in" clauses. These may include payment of a bonus or the lender's interest revenue loss for the balance of the term should you repay early. Clarify all of this with your lender.

Portability

One very important feature is mortgage portability. That means you can transfer your existing interest rate, loan balance and remaining term to new mortgage without penalty, although there may be some restrictions. Be sure you understand what they are before you get into negotiations. Your REALTOR® has the expertise to help guide you through the negotiation process, keeping your best interest in mind.

Contact me I am one of just 3 Trusted Saskatoon REALTORS ®. I am looking forward to helping you sell or buy your home! I love what I do and I take great pride in providing excellence in customer service to all of my clients.
