Here she shares quick fixes to a winter problem:

Icicles are a beautiful part of the winter scene but located on your house they spell trouble. Snow covered roofs and freezing weather create the perfect condition for something called ice damming. They are thick ridges of ice along the eaves and can tear off gutters, loosen shingles, and can cause water damage inside your home through the ceiling.

 

Here’s how an ice dam is formed:
-heat collects in the attic and warms the roof except at the eaves
-snow melts on the warm roof and freezes on the cold eaves.
-ice accumulates along the edges, forming a dam. Meltwater from the warm roof builds up and penetrates under the shingles and into your home.

 

What can you do to solve this problem? Don’t chip away the ice with a hammer or chisel, it’s dangerous for your roof. Salt also won’t work correctly to fix the problem. There are two quick solutions that will work short of praying for warmer weather.

-blow in cold air to the attic. If you direct a fan at the underside of the roof where water is coming in it should help to freeze the water
-another recommended method is to safely rake the snow off the roof with a roof rake so it’s melt won’t have a chance to cause issue.

The most effective long term solution is to reduce or eliminate any sources of heat in the attic by insulating well and to ensure the attire space is properly ventilated. Ensure that your Saskatoon real estate investment is properly taken care of and there won’t be any surprises along the way.

Here Kari shares a great tip on Saskatoon Real Estate Market Update for January 2015: 

 

 

The January 2015 Saskatoon real estate market sales has decreased from 2014 where 179 houses for sale in Saskatoon sold. This year we saw a market decrease with 227 houses in Saskatoon selling for the month of January.

The average home price in Saskatoon did see significant changes from last year with the average house price at $358,648 for 2015. This is up 1.2% from last year’s $354,461 in January.

 

Currently, the average time to sell a house in Saskatoon has increased slightly from December’s 43 days to 55 days.

By the end of January, homebuyers in Saskatoon had 1,484 homes to choose from with 544 of those being condos for sale in Saskatoon.

Listing inventory in Saskatoon has increased with 724 new house listings in Saskatoon in 2015 while in 2014 we saw 637 new units placed on the market, signifying an increase of 13.7%.

How much you need to earn to buy a house in every major city

Many say property is the best investment you can make. Bursting housing bubbles and mortgage scandals aside, they’re usually right.

The price of making that investment varies widely in Canada, depending on where you live. We looked at how much you need to earn to buy an average-priced house in every major Canadian city.

To get these numbers, we consulted Adrian Williams, a Toronto mortgage broker, and used his calculator found here. He explained that to calculate the income required you need to know the purchase price, down payment, rate, utilities – mortgage qualifying must include a minimum of $100 a month for heating costs – and taxes.

We got the average purchase price per city from the Canadian Real Estate Association (they fluctuate. These prices were effective at the end of December. To see the absolute latest click here and input your city), and Williams provided the property tax rates. At his suggestion we used a 2.99% interest rate, which is the average qualifying rate for a 5-year fixed term. We used a down payment of 10% of the purchase price and calculated $100 a month for utilities.

According to Williams, “Other factors that will be included with mortgage qualification are the total monthly payment obligations from credit card, LOC’s, personal & car loans, car lease and other types of credit that require a monthly payment.”
