The JOB Heating team were asked to repair a boiler the other day. A few other people had tried to troubleshoot why this particular boiler wouldn’t run.

This is a newer boiler and would actually provide an error code for problems. It is important to note that most boilers sold on the market today will give you troubleshooting codes like this.

However, what you have to realize is that this doesn’t tell you what the problem is; it tells which safety is stopping the boiler combustion process. Knowing the error code is the first piece to the puzzle when we are troubleshooting a Saskatoon boiler safety issue.

In this case, the code showed it was a pressure switch stopping the combustion process. Why would that happen? This is where we had to dig deeper, and you have to hire an expert who knows and fully understands how the boiler product works. In the boiler troubleshooting process performed, before JOB was involved, people had disconnected the vent to eliminate any blockages that might have been in the vent.
BEWARE – If you are not a trained boiler professional this is dangerous.
Thankfully for our client, the boiler unit still didn’t run.
In disconnecting the vent, the person who was trying to fix this boiler actually broke it. The vent pipe could not be easily reached to repair. The unit wouldn’t fire at all, and it was clear to our boiler pro that there was a blockage in the venting system… but where?
We disabled the inducer fan, and lo and behold, there were two small leaves caught in the fan. We cleaned the fan, put it back on the unit and temporally reconnected the vent. The boiler fired right up. We were able to source the correct parts to repair the vent so it could be run safely, and we are happy to say all is well.

I was in her furnace room for maybe 5 seconds and I could tell that the bearings in her inducer motor were on their last legs. By calling me, she saved herself a possible (more likely probable) after hours call due to having no heat.

The second lady asked me to come and give her a quote on a new furnace because she was under the impression that her furnace needed to be changed. When I showed up I commented that the house was nice and warm. She told me that her brother had been by and found a loose wire on the furnace. I cycled the furnace on and off a few times and I believe that he was correct. Although this furnace is quite old I suggested she budget the appropriate amount to replace the furnace within 3 to 7 years. I explained what parts would cost her if they needed to be replaced. Of course, I didn’t charge her for my time because we don’t charge for furnace replacement quotes.

get to spend a good deal of time explaining to customers what you should ask for when choosing a contractor. We have all heard about the usual things. "Check the reviews", yes I agree that reviews are important but how many of the are legitimate? How many reviews are there because the contractor earned them and how many are there because he paid for them. How many are there because he has a disgruntled employee or a ruthless competitor and of course how many are there because they are real? 

Further to the reviews here are a few things to notice when they are in your house. What are they looking at and what questions are they asking? My Dad tells me that I have 2 ears and one mouth so it should be 2/3 listening and 1/3 talking. What that means is the contractor should be asking questions about your home but also how you live in that home? How can he or she offer you a product or service without knowing how you intend on using that product or service? In the case of an air conditioner are they looking to ensure that the unit can be placed where you would like it? Or are they looking for the most direct route that would save them time and money? Are they just automatically going to the "best" option because well its the Mercedes who wouldn't want it? In reality most of us drive  Chevy's or Fords. 



I believe that there are a couple of documents that they should show you. You should see their contractor license. In the case of heating contractors they should show you their gas licence. So many times guys hang their shingle out and say I can put that water heater in for you and the never take out a permit so the inspector never knows to go see the job. They end up making a mistake when installing it that causes you to have no hot water at the most inopportune of times.  Further to that if that contractor doesn't have a gas licence when the gas inspector issues a deficiency he has to issue it to the homeowner and if the homeowner does not correct it they could loose their gas service. 

Another document you should ask to see is their Workman's Compensation Board letter of good standing. This lets you know that they have a commitment to safety and they pay there premiums to the WCB which gives you an indication of their financial status. You should also ask to see their insurance certificate. How much coverage do they have? Is it enough to cover the worst case scenario? Check the dates, is everything you are seeing current?





If you are going to get a job done and you are researching the job and the equipment on the Internet please be careful with where you are getting that information. Is it a trusted source such as a manufacturer or a professional group or is it just some blow hard on a message board. When you are planning on researching equipment or contract work I think the best place to start is the glossary. Learn what the terms used are and mean. In the heating business we use terms such as delta T. Sounds impressive right? All it means the the difference between the supply temperature and return temperature. I've heard many contractors say "if you can't dazzle them with knowledge baffle them with BS". This can't be farther from the truth. If he can't explain what he's doing or selling in terms that you will understand then he doesn't completely get it himself. 

Now having said that sometimes in contracting there isn't absolutes, that is to say you never know what you'll find in a wall or under a cement floor. When dealing with new products the contractor will have to research it and get back to you. Don't be afraid if a contractor tells you this. This shows diligence and a commitment to getting it right the first time. 

Every job isn't going to go perfectly the best contractors are the one's that have a game plan in place to deal with problems when they arise. Having a plan means the problem gets repaired quickly and with as little disruption to the homeowner as possible. Remember even Mike Homes makes mistakes, he just gets to edit them.

A Real Plumbing Story 

 

Recently, while doing a renovation in a very old commercial building, we found, as with a good majority of older structures, that the building had been neglected with many items falling into disrepair.  Some repairs were made incorrectly that negatively affected the structural integrity of the building. As we progressed with the reno, one item after another would crop up causing a one step forward and two steps back approach.

 

 

Two crucial steps  that affect any job are the deadline and total cost of that job. This one was no different, the deadline was fast approaching and many people’s lives were going to be negatively affected by missing this deadline. Professional contracting companies are legislated to put a high priority on safety no matter what the scenario. We attend safety courses offered by the Saskatchewan Construction Safety Association or by retail suppliers to demonstrate our commitment to safety. The information we garner from the classes is very beneficial to our day to day operations. But what happens when push comes to shove and a deadline is looming, you have many hours and much material on a job that you haven't been paid for? Do you accept that there is "acceptable risk" because of the deadline or that you have money owing to you? I believe the answer to this is, no. Receiving a fine from the Government notwithstanding, I'm the person that after an accident happens will have to go and bring the wife, husband, Mother or Father to the hospital or dare I say morgue. To me this would be the hardest thing I would ever have to do in my life and if I was to ignore a safety concern because of a deadline or budget, how could I look my own family in the eye? As business owners we cannot be on every job site all the time. We rely on our supervisors and employees to bring these concerns to our attention and to deal with them promptly. As sub contractors we have an obligation to bring the safety concern to the General or building owner. But what happens when their good judgement is clouded by that looming deadline or budget restraint? Our training tells us that it doesn't matter. Work must stop and corrections must be in place to ensure the safety of all people on that job site, not just your own worker.

 

 

On this job site I mentioned, this was exactly what took place. The instructors in all the classes we have been taking said this would happen but it doesn't really prepare you for the reality when it does. I found myself with my team having an argument about what is considered safe and what measure's should be taken before we continue with work. The irony of this situation was this argument was taking place right beside a broken ladder owned by another trade or the general / owner himself. This was a metaphor for his safety plan on his job site. I had a hard decision to make, forget about the deadline and the financial cost or use "acceptable risk" and hope for the best. That's when I thought " do I want to make that call to a wife, or a new mother?" The answer was emphatically, no.

 

 

Upon reflection the valuable lesson that I learned was that safety has no price. Professional contractors of any kind believe and live this every day. Yes sometimes safety can be taken to the extreme or taken advantage of. It is the professional contractor and his commitment to ongoing learning and behavioural change that will make the correct decision when the time comes.

 

When you choose a contractor you should ask about their commitment to safety and be prepared yourself as the home owner or building owner to make the site safe. Or it could be you having to make the dreaded call to that young mother.

Here they share Why a Hot Water Heater Tune-Up Makes Sense:

Most days you go through life and never give your water heater a second thought. That is until you get up in the morning to have that nice warm wake up shower and you find the water isn't hot. In fact, if you live in a city such as Saskatoon SK, it's down right cold. But what can be done to stop this, or at least cut down the likelihood of this happening to you?

Well thankfully there is an answer to this. A water heater tune up is the answer. I will discuss tank model water heaters in this article and discuss the other styles of water heaters in future articles.

Many manufacturers recommend that a water heater be inspected by a qualified technician at least once per year. Some of the things that will be addressed in a comprehensive water heater tune up are:

  • ensuring the T&P (Temperature and Pressure) valve is operating properly.
  • checking the drain valve to ensure it is not plugged with sediment.
  • checking the anode rod has not used up its useful life.
  • checking that the dip tube is intact and in good condition.
  • and in the case of a natural gas water heater test the gas pressure and any gas safety systems on the water heater.

 

Even checking these items once is better than the “never” timeframe that happens with most water heaters.

What is an Anode Rod?

The one item that will prolong the life of any hot water tank is the anode rod. You might not know this, but water will want to “attack” the tank of your water heater. It is very similar to the rusting process that occurs on the wheel wells of your car. This is why all tanks will eventually leak. The anode is the "sacrificial lamb" in the hot water heater. Generally speaking residential anode rods are made of magnesium or aluminum. The water will attack these metals first and slow down the process of attacking the tank and subsequently prolonging the life of your water heater. How long will your anode last depends on how bad is the water, and how much do you use your water heater? Here in Saskatchewan they can last from less than a year to as much as ten years. The only way you will know is by pulling it out of your water heater and inspecting it.

 How Often Should You Tune-Up?

The water in Saskatoon is fairly mild, but it makes sense to have a tune-up of your hot water heater once per year. A good idea is to schedule a tune-up of all of your heating systems at once to save some money. The end of summer is a good time to get your hot water heater and furnace checked out. If you have garage heaters and other gas lines (to check for leaks), those could be inspected at the same time.

We have come so far from the days that our parents and Grandparents grew up in. Most of them didn't have running water in a house let alone running hot water. Did you ever ask how did they wash? That one question may bring on some funny stories but it's important to listen to their stories and not take some of the items we rely on every day for granted.
