This summer you could have the lawn that turns everyone’s eyes green with envy and admiration, but you’ve got to get on it right now! Follow these tips to grow the best lawn.

4 Investments Worth Making In Your First Home

Advice for first-time homeowners on areas where spending a little bit more is likely to pay off in the long-run. From
valuable aesthetic updates in key areas such as the kitchen, bathroom and living room to installing smart heating
systems and insulation to prioritize energy efficiency, these tips will leave you inspired to make the most out of your
first home update.

Replace Flooring

Flooring has the power to change a room entirely, so it should go without saying that this is an essential aspect of
the home where you should consider spending a little extra. Since flooring in areas such as the hallway, kitchen and
bathroom is likely to undergo high footfall traffic, your material choice should always look to combine durability
with that visual wow-factor where possible.

When it comes to updating your flooring, choose neutral colours to create a luxe look that goes the distance.
Generally, neutral colours offer you the freedom to change your furniture or accessories without updating all the
fixtures and fittings in the process, and will even allow you to keep up with trends as they change.

Whether you’re opting for some stylish, large format floor tiles which offer a contemporary touch in the kitchen or
some hardwood flooring which adds warmth to your living room, quality flooring is a great way to add personality
to a new space from the off – meaning showing your floors a little TLC should be high up on your list of investment
priorities.

Update Key Areas Of The Home

As the hub of the home where friends and family alike come together to relax, the living room is the best place to
start when it comes to fixtures and fittings. Lighting can have a huge impact on the overall aesthetic in your living
room – so it’s worth spending a little bit more on lamps or downlighters to add that cozy, homely touch to the
lounge.

Additionally, art is a great way to change the ambience in your living room, so choosing pieces with comfort and
calmness in mind is a great way to add a tranquil theme that makes you feel right at home from the get-go.

Naturally, ensuring your bathroom looks fresh, well maintained and hygienic is important when moving into any
new home. Modern or high tech touches are an effective way to add an extra luxe appeal, so consider investing in a
rain shower or waterfall taps to create a relaxing oasis that washes away the stresses of moving and unpacking.

Elsewhere in the home, high-end fittings such as granite or quartz worktops are practical choices that will go the distance. Though these may be a high investment initially, investing in durable, hard-wearing and practical
materials in areas of frequent use ensure longevity and, as such, a great return on your investment in the long run.

Invest In Quality Furniture

Nothing makes a house feel like home quite like furniture – after all, furniture is the most effective way of adding
character to any space. When opting for your style, try to prioritize items that will stand the test of time, as this will
ensure your first few years in your new home isn’t spent constantly renovating in-line with the latest trends.
When choosing timeless furniture, wood is often the first material that springs to mind. While solid wood is often
more expensive than other types, it boasts a distinctive aesthetic and durability that will look great year after year.
Whether you’re purchasing an oak cabinet for the living room or some luxury walnut bedroom cabinets, solid
wood is an effective way to add a high-end, comforting appeal to your home.

Prioritize Energy Efficiency

Energy efficiency is now one of the highest priorities for homeowners as it can make a significant difference in the
cost of utility bills. While adding energy-efficient features may be a large initial investment, the sooner you start
making the changes, the greater your savings will be – so we recommend optimizing your new home right away.

Some essential areas to evaluate energy efficiency are the boiler and the loft. Poorly insulated lofts can be a major
cause of energy wastage, even if all of your other appliances are in premium condition. If appliances such as your
boiler aren’t in a premium condition, however, this could only add more costs to your energy bills, particularly if it
breaks down during the winter months.

To keep track of your heating usage and spot issues early, a smart heating system is a great way to monitor your
spending. Smart heaters allow you to add more thermostats and controls to different rooms, including hot water
and heating – making this a logical investment for any first home.

Done right, it can also be one of the most exciting and fulfilling times in your life! Kari Calder a Saskatoon Realtor with Century 21 Fusion is there to help you through the process, and provide you and your family with the peace of mind that comes with knowing that you have a realtor working with your best interests in mind.  Kari Calder is a Trusted Saskatoon Realtor

Kari Calder Supports Camp Easter Seals

As a real estate agent in Saskatoon, Kari Calder can proudly say that she donates a portion of each and every sale to send kids to Camp Easter Seals. Easter Seals has been supported by Century 21 since 1979...well before Kari became a REALTOR® in Saskatoon! She has always been a proud supporter since becoming a Saskatoon REALTOR® in 2007 but since having a child of her own in 2014 she has stepped up her contributions.

To date, Century 21 REALTORS across Canada have raised approximately $12 Million to send kids to camp. In 2018 they had an astounding year and raised over $704,000 for Easter Seals through the C21 Kids to Camp Program: enough to enable over 330 kids who are living with disabilities to enjoy and benefit from the transformative experience of a lifetime at an Easter Seals summer camp in 2019.
As Tomany likely are unaware, we have an amazing spot in Watrous for local kids. Kari had the pleasure of visiting here in previous years and was blown away by the facility but also by the kids she met and all of the loving souls who work here and dedicate their time and energy to such a rewarding place. Century 21 agents from across Saskatchewan dedicate time each year to do a “camp clean up” before the season begins.

As a national company, Century 21 is a long standing partner and donor. Each year they have a variety of fundraisers including golf tournaments and events to help raise money to send kids living with disabilities to Easter Seals’ accessible summer camps across the country so that they can have fun, learn new skills, cultivate lifelong friends, and develop their confidence and abilities.

In 2018 our local Century 21 brokerage in Saskatoon was #3 in Canada and #7 in North America for funds raised. Amazingly, Century 21 Saskatoon was right behind Regina who held the #2 spot for Century 21 Canada with money raised.
Each home sold by Kari and each buyer represented by Kari in purchasing a home in Saskatoon (and surrounding communities) allows her to donate to this great cause and she has personally been raising above and beyond the amount to be recognized as a “Golden Heart” with the company. She can’t do this without her loyal Saskatoon real estate clients and those who refer their friends and family to her. So she wants to say thank you...we know the kids thank you as well!

Please consider Kari as your Trusted Saskatoon REALTOR® with a golden heart when it comes time for your or your family’s next real estate needs.

Trusted Saskatoon Realtor Clark Dziadyk tips on the Saskatoon Spring Real Estate Market

The Calm Before The Storm

Oh, the weather outside has been frightful… but what does the condition of your home look like inside?

The first couple of weeks in March are what I like to refer to as “the calm before the storm”. The Spring market is right around the corner and warmer days are coming. If you, like many other homeowners who are considering listing their home, you may be waiting until the weather warms up to put your home on the market. If this is your strategy, this is a great time to tackle all of those interior projects you plan on completing before listing for sale. The ultimate goal is to sell your home for the greatest value possible in the least amount of time. Preparing your home for the market now will greatly increase your chances of accomplishing this goal.

Follow this listing checklist provided by the Canadian Real Estate Association for tips on where to begin with getting your home showing it’s best and be ready for the Spring market. Once you have that completed, your next step is to contact me and we will discuss a marketing strategy for achieving your real estate goals!

When Is The Best Time To List Your Home For Sale?

Trusted Saskatoon Realtor Clark Dziadyk Answers This Popular Question.

One of the most frequent questions I get asked from homeowners considering the idea of selling their home is, "When is the best time to list our home for sale?"

While the answer to the question isn’t necessarily black and white,   and there are often many social and economic factors to consider, the following is my take on when the best time to list our home for sale would be. Everyone has their own reason for selling, but this advice applies to anyone who has the luxury of time on their side and the choice of when they would like to list.

You may have heard other Realtors® talk about 'time of year' when referring to the best time to sell, whereas I think the right advice is much deeper than that. I believe the   question that needs to be   asked is "what style of property are you wanting to sell?".If it is an acreage property you own, then the main selling feature of the property is often the land and would be best shown in the summer months when foliage is in full bloom. Ideally, you would want to list in April or May as this is when most acreage buyers start up their search.

If it is a condo you are thinking of listing, whether it be a townhome, stand-alone home (bare land condo), or apartment style; I believe the best time to list is when the competition is low. For example, if there are several other apartment-style units for sale comparable to yours in the same complex or building, chances are you are going to sit on the market for a while. Unless you have something completely unique to offer that your competition does not (eg.- view, additional parking, top floor, etc), then waiting until there aren’t as many comparable units for sale would be best.

Similarly, the same is true when considering selling a single family dwelling (stand-alone home). If there are many homes for sale comparable to yours in your immediate area, waiting until the competition is thinner might just be your best option.
If timing is not on your side and you need a quick sale, contact me today and he would be happy to discuss a strategy to achieve top market dollar for your home!
