Here she shares quick fixes to a winter problem:
Icicles are a beautiful part of the winter scene but located on your house they spell trouble. Snow covered roofs and freezing weather create the perfect condition for something called ice damming. They are thick ridges of ice along the eaves and can tear off gutters, loosen shingles, and can cause water damage inside your home through the ceiling.
Here’s how an ice dam is formed:
-heat collects in the attic and warms the roof except at the eaves
-snow melts on the warm roof and freezes on the cold eaves.
-ice accumulates along the edges, forming a dam. Meltwater from the warm roof builds up and penetrates under the shingles and into your home.
What can you do to solve this problem? Don’t chip away the ice with a hammer or chisel, it’s dangerous for your roof. Salt also won’t work correctly to fix the problem. There are two quick solutions that will work short of praying for warmer weather.
-blow in cold air to the attic. If you direct a fan at the underside of the roof where water is coming in it should help to freeze the water
-another recommended method is to safely rake the snow off the roof with a roof rake so it’s melt won’t have a chance to cause issue.
The most effective long term solution is to reduce or eliminate any sources of heat in the attic by insulating well and to ensure the attire space is properly ventilated. Ensure that your Saskatoon real estate investment is properly taken care of and there won’t be any surprises along the way.

Here Kari shares a great tip on Saskatoon Real Estate Market Update for January 2015:
The January 2015 Saskatoon real estate market sales has decreased from 2014 where 179 houses for sale in Saskatoon sold. This year we saw a market decrease with 227 houses in Saskatoon selling for the month of January.
The average home price in Saskatoon did see significant changes from last year with the average house price at $358,648 for 2015. This is up 1.2% from last year’s $354,461 in January.
Currently, the average time to sell a house in Saskatoon has increased slightly from December’s 43 days to 55 days.
By the end of January, homebuyers in Saskatoon had 1,484 homes to choose from with 544 of those being condos for sale in Saskatoon.
Listing inventory in Saskatoon has increased with 724 new house listings in Saskatoon in 2015 while in 2014 we saw 637 new units placed on the market, signifying an increase of 13.7%.

A look at Canada’s real estate market
Data was just released by the Canadian Real Estate Association (CREA) for Canadian home sales and pricing for 2014 and the real estate market in Canada has been prospering. Home sales across the country show a 7.1% increase from last year. The data also showed that the resale market continues to be strong with the strongest activity for the month of October since 2009.
According to Gregory Klump, CREA chief economist, while the strength of national sales activity is far from being a Canada-wide phenomenon, it extends beyond Vancouver, Calgary and Toronto.
October sales were up from last year in close to 70% of all local markets. Greater Vancouver saw the greatest increase with Fraser Valley, Victoria, Calgary, and Greater Toronto following. Combined sales in these 5 markets account for almost 40% of national sales activity.
The home price index increased by 5.51% in October from last year. Price gains have been steady between 5-5.5% since the start of the year.
Although gains have been seen in the top 5 markets, prices in the Saskatoon real estate market were flat as were Ottawa, Montreal, Moncton and Regina actually saw a decrease of 3.4%.
The national home price average in October was $419,699 showing a 7.1% increase from sales last year. If you exclude Toronto and Vancouver’s markets from the data, the adjusted national average is $330,596 with an increase of 5.4%. Compared to Saskatoon‘s current average at $362,037.

Statistics Canada just released a new report that Saskatchewan’s population could top 1.5 million people by 2038.
Stats Canada issues its population projections every five years, outlining seven possible scenarios for population growth in Canada and the provinces. Its projections for Saskatchewan range from the province having a population of anywhere from 1,174,000 people to 1,527,000 people by 2038. The lower growth projections are based on population trends dating back to Saskatchewan’s zero-growth period of the 1990s and early 2000s, while the higher growth scenarios are based on Saskatchewan’s strong population growth trends in recent years.
Stats Canada issued it’s last population projection in 2005 and 4 out of the 6 scenarios saw SK decreasing it’s population over the next 25 years. Even the most optimistic scenario saw SK growing to 1,064,000 by 2031. Today, the population sits at more than 1,120,000 people.
Saskatchewan is continuing to grow and remain strong. Over the past seven years the population has grown by 120,000 people.
