Kari Calder Supports Camp Easter Seals

As a real estate agent in Saskatoon, Kari Calder can proudly say that she donates a portion of each and every sale to send kids to Camp Easter Seals. Easter Seals has been supported by Century 21 since 1979...well before Kari became a REALTOR® in Saskatoon! To date, Century 21 REALTORS across Canada have raised approximately $12 Million to send kids to camp. In 2018 they had an astounding year and raised over $704,000 for Easter Seals through the C21 Kids to Camp Program: enough to enable over 330 kids who are living with disabilities to enjoy and benefit from the transformative experience of a lifetime at an Easter Seals summer camp in 2019.
As Tomany likely are unaware, we have an amazing spot in Watrous for local kids. Kari had the pleasure of visiting here in previous years and was blown away by the facility but also by the kids she met and all of the loving souls who work here and dedicate their time and energy to such a rewarding place. The First Time Home Buyer Incentive

By now you have likely heard about the buzz regarding The First Time Home Buyer Incentive (FTHBI), which will come into effect on September 2nd, for homes that close no earlier than November 1st. The Government of Canada is offering interest-free loans in the form of a shared equity mortgage to help home buyers obtain a smaller mortgage and keep their monthly payments lower. The program will offer 5% for a first-time buyer's purchase of a resale home and 5% of 10% for a first-time buyer's purchase of a newly constructed home. 



The incentive can be repaid at any time without penalty, but it must be repaid after 25 years or if the property is sold, whichever comes first. Repayment is based on the property's fair market value. When the loan is repaid, the government will also get a share of any gains from appreciation of the property. Vice versa, if the property value goes down, the government will shoulder some of the loss. 

In order to participate in the FTHBI, buyers must meet two main requirements: 


# 1 - Be a first-time home buyer
# 2 - Have an annual income of less than $120,000


Buyers will still need to save their down payment of at least 5 percent and the maximum home price is limited to 4 times the buyers qualifying income. Let's look at an example:

Anita wants to buy a new home for $400,000:

Under the First-Time Home Buyer Incentive, Anita can apply to receive the $40,000 in a shared equity mortgage (10% of the cost of a new home) through the program. This is on top of the minimum required down payment of $20,000 (5% of the purchase price) from her savings. This lowers the amount she needs to borrow, and reduces her monthly expenses. As a result, Anita's mortgage is $228 less a month or $2,736 a year. 

Years later, Anita has sold her first hoe for $420,000. At this time, she would have to repay the original incentive she received as a percentage of her home's current value. This would result in Anita repaying 10%, or $42,000 at the time of selling her house. -- www.placetocallhome.ca/fthbi

The program will certainly help some first-time home buyers. But it's important to remember although this is an interest-free loan, it is still a loan that will need to be paid back.

Gain Negotiating Advantage When Buying


Buying a property requires good knowledge of market conditions, personal finances and the ability to judge what a good investment is. Being able to negotiate realistically is equally important when you decide to make an offer. You should be well prepared before you are actually in the position of preparing a formal offer to purchase. 

Market Conditions

Look at the long-range prospects of your borrowing commitment. During a period of low interest rates, you should take into consideration whether or not prices are expected to increase in the future. Consider locking in at a reasonable rate for the opportunity of a significant gain in the future. 



How Much Can You Afford?

Before you go into the market to look for a house, review your current spending and loan commitments. A mortgage lender will use a ration of about 30% of gross income as the amount of mortgage you can carry. If you review your finances beforehand, you will have a good idea of your own capacity. Property tax is an additional cost that must be factored into the equation. 
Once a price range for your prospective home purchase has been settled, the next step may be locking in a mortgage interest rate with a pre-approved mortgage. When you know you are already approved for a mortgage, this will increase your comfort level at the negotiating table. To arrange a pre-approved mortgage, you meet with a lender who will confirm your borrowing capacity, perform the required credit review and make an agreement to honour a particular interest rate for a specified time.

Existing Mortgage

If there is an existing mortgage on a property you are selling, or on the one you are looking at, there is more to consider than the balance outstanding and the interest rate. Be aware of any pre-payment terms. If your mortgage is open, you can repay it at any time without penalty. However, your lender may have "lock-in" clauses. These may include payment of a bonus or the lender's interest revenue loss for the balance of the term should you repay early. Clarify all of this with your lender.

Portability

One very important feature is mortgage portability. That means you can transfer your existing interest rate, loan balance and remaining term to new mortgage without penalty, although there may be some restrictions. Be sure you understand what they are before you get into negotiations. Your REALTOR® has the expertise to help guide you through the negotiation process, keeping your best interest in mind.
