Tenant Insurance

 

As the new school year approaches, many students will be moving out for the first time. In the rush of packing, shopping and moving, something not often found on the “to do” list is tenant insurance.

Do I really need Tenant Insurance?

Yes, there are a few great reasons for having tenant or “renters” insurance! When you rent a property to live in, such as an apartment, condo or basement suite, you have special insurance needs. Tenants must know that the landlord’s insurance doesn’t cover your personal belongings such as furniture, clothing, sports or musical equipment and electronics. You might not think that you own much of real value, but what if you have to replace everything at once? For example, if your rental building caught on fire, and all of your belongings went up in flames, your landlord’s insurance would only pay for repairs to fix the building itself. You would be responsible for replacing all of your personal belongings. Doing a quick home inventory will let you see exactly how much coverage you will need to protect all of your possessions.

Tenant’s insurance will also cover your belongings away from home, such as electronics stored in your vehicle or your luggage while on holidays. If you are living with other roommates then everyone should have their own policy. Tenant insurance will normally only cover your personal belongings and nobody else’s – even if you’re living together. As a tenant you are liable for any damage you cause to any part of your building and for any injury or harm you cause to others living or visiting your rental suite. You may also be liable if you unintentionally cause property damage or injury to others where you live or anywhere in the world. It also protects you if someone is injured in your rental unit and sues for damages.

Liability insurance is very important to protect you and your family in the event of a lawsuit, even when you are a tenant! For example, if you’re cooking and accidentally start a fire that spreads to other parts of your building, you may be financially responsible for paying the costs of repairing the damage to the entire building and to other tenants’ belongings. If there was a fire in your apartment and you were forced to leave the building until the damage was fixed, where would you stay and could you afford the additional costs? A tenant policy also includes compensation for additional living expenses. If you cannot live in your rental while repairs are being made after an insured loss, your insurance will also help to cover some of your additional expenses, such as moving costs, a hotel room, restaurant meals, storage and more.

By purchasing Tenant Insurance you also start to build an insurance history. This can result in discounts when you are eventually ready to purchase a home or condo of your own. Under certain circumstances students can be covered under their parent’s home insurance. However, this coverage often has limits and varies considerably between companies. Another consideration is that a student claim under the parent’s home policy could result in the loss of a large claims free discount or an extra premium surcharge. It’s best to discuss this with your insurance broker to decide whether additional coverage is needed. Tenant insurance will bring you peace of mind. This insurance is reasonably priced – a small price to pay for the financial protection this type of policy provides. The actual cost of tenant insurance depends on many things including the location and construction of your residence, the value of your contents and which insurance company you choose. An average, typical comprehensive tenant insurance policy is available for as little as $20 per month!

Doing home renovations? Don’t forget about insurance!

While making plans for renovations, insurance is often the last thing on a homeowner’s mind. However, anytime you’re planning to renovate your home you should discuss the scope of the project with your insurance broker.

You need to confirm the proper coverage is in place during and after the renovation process. Your contractor should carry Commercial General Liability insurance, with at least a $1 million limit. General Liability can provide coverage in the event of damage to your home or to nearby properties, or bodily injury caused to a third party during the renovation activities. Your contractor’s insurance can help protect you, as without it you could be found liable for the damages! You should confirm liability insurance with your contractor, by requesting either a Certified Copy of their policy or a Certificate of Insurance. Carefully review the policy limits and extensions, including the expiry date. You can consult your insurance professional to help explain it to you.

Generally, a homeowner's policy allows for minor repairs and renovations without putting your coverage in jeopardy.

However, there are a few items you should discuss with your Trusted Insurance broker:

1) If you’re undergoing major renovations, your insurance may need to temporarily change on your home. Under certain conditions, it may need to be amended from a standard home insurance policy to one designed for a dwelling under construction. Which also means you may no longer be covered for losses caused by vandalism, water or breakage of glass.

2) If you are going to temporarily relocate, vacate your home, or place your possessions into storage, then you need to notify your insurance broker. Conditions of your policy may require that you make arrangements for someone to check your home regularly to ensure continuous coverage. If you’re not living in your home, your insurer might consider it vacant, meaning certain losses will no longer be covered and a “vacancy permit” may need to be added.

3) Your renovations might include construction of a basement or income suite, which can change the number of families in your dwelling and also expose you to additional liability. You need to contact your insurance broker to amend your coverage accordingly.

4) Advise your insurance broker if you plan to do some of the work, or if you are acting as your own general contractor and hiring others to work for you. Otherwise, you may not be covered if someone is injured on your project. For example, one of the workers you hired has fallen through a skylight in your roof and suffered serious injuries. Who would be found responsible? Confirm your contractor has workers' compensation for employees of the company.

5) If you perform a major renovation, the value of your home could increase beyond your current policy limits. In order to maintain the right coverage, you’ll need to talk to your insurance broker to recalculate the replacement cost of your home. If you updated the wiring, plumbing, or roofing, you may even receive a discounted rate on your home insurance!

6) Insurance is not a warranty for the work being performed on your home, and it does not offer protection against poor workmanship. A written contract and a contractor’s commitment to customer satisfaction are critical. Hiring a professional contractor with a strong reputation is the most important thing you can do to ensure a successful, and hassle free renovation.

Is Your Home Insurance Keeping Up With Your Home?

These days most of us are watching what we spend and major purchases are often something we save for over a long period of time. That's why it's becoming increasingly important to protect our assets—they're tough to replace. One of the best ways to protect what you've worked hard for is to make certain your home and personal property are adequately insured. While most of us have home insurance, we tend to pay little attention to the details of exactly what it covers and whether it's enough. Most policies cover your home and contents against losses from fire, vandalism, burglary and other perils, however the exact nature of the coverage varies from one policy to another. For example, some policies automatically insure contents for a percentage of the building limit. For example, if your building is insured for $120,000 and your policy allows for 75%, the contents would be insured for $90,000. This is where some people make a mistake. Ninety thousand dollars sounds like a lot of coverage but when you do a quick inventory of your belongings and add up what it would cost to replace them, you might be astounded at the result. And $90,000 is often not enough. Here are three ways to make sure you have enough coverage. First, add replacement cost coverage to your policy. This ensures your loss will be paid based on current cost of replacing or repairing the item, without any deduction for depreciation. It's comforting to know that if your ten year old bedroom suite is destroyed, you'll get enough money to replace rather than simply the amount it's worth today. Second, review your policy to see if there are any limits on items like jewellery, furs, or coin collections. For example, the limit on jewellery can range from $1,000 to $10,000 depending on your policy. Since these items may be worth more than your policy's limit, it's advisable to insure them separately based on their appraised value. Third, to help determine how much personal property coverage you need and to help provide proof of ownership in the event of a claim, take stock of the contents of your home.

There are several ways to record this information.

• Write down a description of your possessions room by room and keep any receipts with the list.

• Videotape a walk through your house, verbally describing the items you're taping—include serial numbers and purchase dates.

• Take pictures of the major items and attach a receipt to the back of the photo.

It's important to update this record on a regular basis. It is wise to leave it in a safety deposit box so that if your home is damaged or destroyed, your record won't be destroyed along with your other things. Some insurance companies have developed inventory forms to make the job easier. The key with any type of insurance protection is to identify your needs and with the help of your insurance company, design a policy to meet those needs. Once this is done, you should review your policy annually to make sure your insurance is keeping up to the value of your home and contents. REGINA -- "It was the kind of bold move you'd expect from a guy who had been a boxer in his youth. It was 1963 when John Galon and his wife sold their business in Moose Jaw and invested just about everything they had in buying A.T. Brown and Co., an insurance firm in Regina. It was a gamble - but one that paid off with their firm, now called Galon Insurance Brokers, not only surviving but receiving the 2012 Family Enterprise of the Year Achievement Award from the Regina chapter of the Canadian Association of Family Enterprise. The other two finalists for this award, presented Thursday night, were the Davis-Ward Centre for People Excellence and Robinson Residential Design. The story of Galon Insurance Brokers owes much to John Galon, who grew up as "a welfare baby" (as he put it in an advertisement decades ago), boxed competitively, served in the air force during the Second World War, then earned a commerce degree. His firm diversified into real estate holdings and sales, plus mortgages and insurance. When he died in May 2010, he was remembered not only for his business acumen, but for his many charitable and sports volunteer work, and for a 1982 run for the mayor's job, stressing tight financial management, economic development and securing the city's water supply. "His biggest thing was that all customers are basically friends - and relationships," says grandson Jason Galon, who today manages the firm, which has two offices in Regina and two more in Saskatoon. The Davis-Ward Centre for People Excellence, has been run for 18 years by the husband-and-wife team of Barry Davis and Wendy Ward, and specializes in training and development, including customer service and management skills, "train-the-trainer" coaching skills, executive coaching and personal development. Robinson Residential Design has been run by John and Janet Robinson for 15 years and focuses on the design of multi-family dwellings, interior design and structural drafting, notably cottages and homes - one of which led to a laudatory mention on HGTV's Sarah's Farmhouse series. Jason Galon said the lesson from the success of this family firm - with five family members involved in it - is simple. "The biggest thing is communication from the previous generation to the new generation in terms of long-term goals and commitment," he said. That should include the thorny question of whether younger members even want to get into the family business. Jason studied arts, not business, in university, but got into the insurance business right after graduation in order to "try it out." A decade later, "I certainly love what I do." They would like to share an Insurance tip on preparing for Winter travel with the members of the public and the large Trusted partners network.

With the winter travel season now upon us, it is important to know your heating system requirements while you’re away to ensure you are properly insured for water damage due to freezing. Did you know, if you’re away from your premises (approx 4 – 14 days depending on your insurance company) during the normal heating season, you must do one of three things.

1.You must shut off the water supply and drain all pipes, attached fixtures, and appliances, or

2.Have a reliable and competent person come in daily to check the heating, or

3.have your dwelling electronically monitored 24 hours per day by a company that monitors and responds to a low temperature signal.

If you do not, your insurance company may not cover loss or damage caused by freezing, or the resulting water damage.

We recommend reviewing your policy wordings to confirm the heating system requirements of your policy.

Conexus Insurance

The third and final Trusted Insurance listing on the Saskatoon directory is Conexus Insurance. It may come as a surprise to you that Conexus does Insurance as it is not that ‘common knowledge’ yet. Most people automatically think of Conexus as the Credit Union, but Conexus actually have many offices across the province: Humboldt, Humboldt Westwood Center, Lake Lenore, Lumsden, Muenster, Regina and of course Saskatoon. They offer Home, Auto, Farm & Commercial Insurance and have a very user friendly website where they have the option of doing SGI ( vehicle and driver renewals) services online…no need to drive to the insurance office , in fact, you don’t even have to get of your PJ’s anymore when you want to renew your plates!

You will have more than likely seen the impressive glass and brick atrium that is the Conexus ( and Century 21) building on Circle Drive, next to Home Depot and Tim Hortons. Go inside the main doors and head to the right and you will find the Conexus Insuance office. Landry heads up the office in Saskatoon, and he is not the kind of Manager that sits in his ‘ivory tower’ …Sara the owner/founder of Trusted went in one afternoon over a lunch hour to drop off some trustedsaskatoon.com door/window stickers and to personally welcome Conexus to the Trusted Family, and at that time there was no one on the reception desk, the only person she saw was a lady in a cubicle who was obviously busy helping a customer on the phone, within 30seconds Landry appeared around the corner smiling and came to see if he could help me…how refreshing! There is a warm vibe in the office, and you can tell that everyone enjoys doing what they do, and they do it well….they really appreciate the Trust their clients extend them and they certainly don’t take it for granted…they work hard to provide the best possible service and Insurance cover options they can, and this was reinforced when we spoke to their clients during the survey portion of the Trusted qualification process.
