I want to take this time- to welcome the Sunshine Back to Western Canada! Those of us in the prairies have a very hard time with days and days of rain! We will take a blizzard over a week of rain any day!

It has always very important to me to keep my past, present and future clients updated on what is happening in the Mortgage Market This June 2012 Update contains some very important changes to the Canadian Mortgage Rules as of July 9/2012.

#1 Finance Minister Jim Flaherty has made an announcement- clamping down on mortgage rules At a news conference in Ottawa, Mr. Flaherty confirmed that Ottawa will:

1. Reduce the maximum amortization period to 25 years from 30 years.

2. The maximum amount of equity homeowners can take out of their homes in a refinancing is being reduced to 80 per cent from 85 per cent.

3.The availability of government-backed mortgages will be limited to homes with a purchase price of less than $1-million

4. The maximum gross debt service ratio will be fixed at 39 per cent and the maximum total debt service ratio at 44 per cent. **Please note: This does not mean the minimum downpayment has increased. If you are buying an owner occupied home you are still eligible to put a minimum of 5% downpayment (On approved Credit)

"I remain concerned about parts of the Canadian real estate market, particularly in Toronto, but not only in Toronto," said Mr. Flaherty. "This is a judgment call. This is not written anywhere in a book about when one intervenes and when one does not intervene, but my judgment is that we need to calm particularly the condo market in a few Canadian cities."

The changes will take effect on July 9, 2012.

These are huge changes- that will significantly impact the ability for first time home buyers to qualify for new homes. Lowering the amortization from 30 yrs to 25 yrs means the income needs to be higher to qualify for a higher monthly mortgage payment.

**We are carefully assessing our rate-holds and pre-approvals on file. Please note: If you have recently been “pre-approved” please understand that the new Government rules over-rule any previous discussions or documents outlining your pre-approval limits. If you find a home, put an offer in that is accepted and we submit to the lender for approval prior to July 9- you will still qualify for the 30 yr amortization. After July 9/2012 we will be in touch with each Preapproval to advise your new purchase limits within the new rules.

Refinancing: In the past we have been able to restructure your mortgage up to 85% of the value. (this was already a decrease from 90% in the past) The new rules being implemented on July 9/2012 will now only allows us to consolidate, refinance, restructure, pull money out of your equity up to 80% of the value.

#2 FIRSTLINE MORTGAGES will officially be stepping out of the Mortgage Broker Market as of July 31/2012.

Do you have a Firstline Mortgage & what does this mean to you? Firstline Mortgages is owned by CIBC. Due to some changes in Canadian legislation Firstline Mortgages is no longer able to continue offering discounted mortgage rates to Canadian mortgage brokers. If you currently have a Firstline Mortgage – you will see no changes – as everything will simply be rolled under CIBC’s header vs. Firstline Mortgages. Given that Firstline is owned and operated by CIBC, there is no concern what so ever. My office will be in contact with you- as we feel necessary to look at re-evaluating your mortgage, at renewal time, or simply to touch base and follow up on your future financial goals with your mortgages future.

#3 Bankruptcy (“BBK”) – Consumer Proposal-Orderly payment of Debt.

 I wanted to shed some light on the 3 above matters. I often have clients coming to me that have had past credit issues, and have signed into an agreement for “Consumer proposal” or “Orderly Payment of debt” with suggestion that it looks better that a “BBK” – with suggestion that it will not affect your credit for as long. Please note that all 3 of the above fall under the Bankruptcy column in the lenders eyes. After a “BBK”, Consumer Proposal or Orderly payment of debt has been filed it shows up as a Bankruptcy on your credit bureau report. The lenders require the same discipline and re-established credit regardless of which option above is taken. Most of our lenders require that you have been discharged for 2 full years & that you have 2 pieces of re-established credit SINCE the “BBK”, Consumer Proposal or Orderly payment of Debt.

#4 To summarize the above. We have seen a ton of changes to the Mortgage rules and Housing Market since 2008. Rest assured that we will continue to be consumer advocates –always working for you the consumer & assisting where we can to educate the government and other legislative bodies regarding what is realistic and not. There has been some heated conversation about why the Finance Minister is putting so many governing rules against Mortgage lending – in an attempt to lower consumer debt—when there are no rules governing the interest rates on Credit cards, department store cards, vehicle loans or even a real rule of thumb to follow in regards to who, why and how consumers qualify for these unsecure loans…which is in reality what is increasing consumer debt load.

Should I keep my vehicle or sell and get a different one?

This is a question that we are asked from time to time when a customer is faced with a large repair bill or the vehicle is getting up in years. This seems like a simple question to answer but each person’s situation is unique and needs to be evaluated based on his or her set of circumstances. It is important to understand what the nature of the repair or services required is that brought up this question.

Some questions to consider are:

• Is it a single item failure such as a transmission due to missed maintenance of the transmission fluid

• Is the vehicle needing maintenance on a number of different systems that are not broken but only needing routine servicing?

• Does the vehicle have a history of being maintained in a way that prolongs the life of the vehicle

• Have maintenance services been missed compromising the life of the vehicle.

• What will the overall condition of the vehicle be after the Auto repair or services are completed?

People that have well maintained vehicles get to choose when they get a different vehicle and often will change vehicles just to have something different, not because they have to. These people enjoy shopping for a new or newer used vehicle, without the pressure of feeling “I have to buy a vehicle today because mine is broken”. Others are not so fortunate, due to missed maintenance causing a failure of one or more systems on their current vehicle they feel pressured into getting a different vehicle sooner than finances allow them to comfortably acquire and are often left with an un-easy feeling from rushing such a large purchase.

Vehicles that are properly maintained on a regular basis very seldom have major component failure because the maintenance has been done that keeps the vehicle operating properly. This is doing more than just changing oil, it involves having qualified technicians inspect the different systems of the vehicle, servicing components and fluids before they become excessively worn or contaminated. Excessive wear or contamination will result in component failure, possibly having a compounding effect damaging other systems or components that will increase your costs. Proper vehicle maintenance should be budgeted for; the benefit is you get to choose when to change vehicles rather than being forced to change and then after the purchase, being stressed about the payments.

Sometimes it’s these subtleties you might not have noticed at first but they can be the difference that makes it a club you want to make your home for years to come.

• Convenience! Is the club close to your house or work? If your gym is not easy too get to, you might not use it as much as you had planned. A gym within a stone’s throw of your home can be great, but also consider one that’s close to your workplace. This gives the option to get your workout in during your lunchtime or to avoid the traffic on the commute home after work.

• Once you have made your decision to join, make sure you read your membership agreement form. There are a lot of standard points on a membership form but many disclosures can change from gym to gym. First, pay attention to membership cancellation policies, sometimes these can be very strict which might not be a problem if you plan to be there for a few years. Watch out for unexpected annual fees; these should be explained in your membership. Ask if there is a membership freeze option and the cost of it. This allows you to suspend payments of your membership in the event you can’t use it due to injury or inability to make use of your membership for a short period.

Caring for your watch,..another Myth busted

A lot to people believe that pulling out the "knob" (ie the crown) on your watch preserves the battery life!

Two things go wrong when this happens.

  1. You have stopped the "movement" (motor that runs your watch) from running. The effect is that your not using battery power and yes infact you are not. But your also stopping the oil from constant motion causing it to hard up. Kind of like your arteries when you get no exercise. This results in having to have your watch serviced to remove the hardened oil and replacing it with new oil allowing smooth motion once again. Usually at a cost of $60 -$100 dollars.
  2. You put the battery into a state of shock. It now has no way to expel the stored energy inside. So as a result it eats itself up from the inside usually resulting in a leaking battery acid. Which usually eats the contacts or the base the battery sits in. The result is you have to Service the watch to remove the contaminants that are jamming up the gears in the movement. Again at a cost of $60-$100 plus and parts that have been damaged by the battery acid.

So I suggest to our customers for the cost of a battery $10-$20 which lasts 2-5 years is much less expensive than a Servicing. It is also better for the watch in the long run and when you go to use it it's on time!

P.S. yes technically there is slightly more wear on the movement leaving it run all the time but verses the damage that can result from leaking battery acid or hardened oil. I still recommend leaving it run.

Also consider using carpet protectors under the legs of tables, chairs, and other furniture to help distribute the weight. Damage can occur if you use chairs or appliances with rollers or casters without a chair pad designed specifically for carpet. Protect carpet when moving furniture When moving heavy wheeled furniture (pianos, buffets, etc.), prevent damage by placing a protective barrier of heavy cardboard or plywood between the wheels and the carpet.
  • Clean your area rugs -If you use area rugs on your carpet, be sure to clean them regularly, and make sure you clean and restore the pile of the carpet underneath as well. Also, be sure to check area rugs for colorfastness before placing them on carpet because the colour in some rugs may bleed through. After cleaning your carpet, allow it to dry completely before replacing rugs.
  • Reduce periods of direct sunlight- Protect your carpet from prolonged periods of direct sunlight with blinds, shades, or awnings.
  • Vacuum frequently for long-term beauty- The most important step in caring for your carpet is vacuuming it thoroughly and frequently, particularly in high-traffic areas. Walking on soiled carpet allows the soil particles to work their way below the surface of the pile where they are far more difficult to remove and can damage the carpet fibers. Frequent vacuuming removes these particles from the surface before problems occur. For rooms with light traffic, vacuum the carpet traffic lanes twice weekly and the entire area once weekly. In areas with heavy traffic, vacuum the carpet traffic lanes daily and the entire area twice weekly. Up to three passes of the machine will suffice for light soiling, but five to seven passes are necessary for heavily soiled areas. Change the vacuuming direction occasionally to help stand the pile upright and reduce matting.

Maintenance guidelines

•Use a damp cloth to blot up spills as soon as they happen. Never allow liquids to stand on your floor.

•For tough spots, such as oil, paint, markers, lipstick, ink, or tar, use acetone/nail polish remover on a clean white cloth, then wipe the area with a damp cloth to remove any remaining residue.

•Sweep, dust, or vacuum the floor regularly with the hard floor attachment (not the beater bar) to prevent accumulation of dirt and grit that can scratch or dull the floor finish.

•Periodically clean the floor with cleaning products made specifically for hardwood or laminate floor care.

•Protect your flooring to keep it looking like new

•Entry mats will help collect the dirt, sand, grit, and other substances such as oil, asphalt, or driveway sealer that might otherwise be tracked onto your floor.

•To prevent slippage of area rugs, use an approved vinyl rug underlayment.

•Use floor protectors and wide-load bearing leg bases/rollers to minimize the chance of indentations and scratches from heavy objects. As a rule, the heavier the object, the wider the floor protector.

•Avoid excessive exposure to water during periods of inclement weather.

•Keep your pets nails trimmed to prevent them from scratching your floor.

•Never try to slide heavy objects across the floor.

•A protective mat should be used for furniture or chairs with castors. While cleaning is easy, there are a few things to avoid:

•Don't use oil based, wax, polish, or strong ammoniated or abrasive cleaners.

•Don't use steel wool or scouring powder.

•Don't wash or wet-mop the floor with soap, water, oil-soap detergent, or any other liquid cleaning material. This could cause swelling, warping, delamination, and joint-line separation, and void the warranty.

Periodontal Disease

 Periodontal (gum) diseases, including gingivitis and periodontitis, are serious infections that, left untreated, can lead to tooth loss. The word periodontal literally means 'around the tooth'. Periodontal disease is a chronic bacterial infection that affects the gums and bone supporting the teeth. Periodontal disease can affect one tooth or many teeth. It begins when the bacteria in plaque (the sticky, colorless film that constantly forms on your teeth) cause the gums to become inflamed.

You may be at risk of gum disease if you answer yes to any of the following questions:

• Do your gums ever bleed?

• Are your teeth loose?

• Have your gums receded, or do your teeth look longer?

• Do you smoke or use tobacco products?

• Have you had any adult teeth extracted?

• Has it been more than 2 years since seeing a dentist?

• Have any of your family members had gum disease? In the mildest form of the disease, gingivitis, the gums redden, swell and bleed easily. There is usually little or no discomfort.
